Where is Wadhurst and what are the most expensive houses in Wadhurst?

Wadhurst is a town that I’ve never heard of and very likely you’ve never heard of until you read that it was voted the best place to live in 2023 by the Sunday Times. After seeing that award I immediately dived into the UK Land Registry records and trawled the real estate agent websites to find the most expensive mansions in Wadhurst.

The first thing I found was that all the biggest houses are more like country estates than just regular big homes. If you bought one of the most expensive houses in Manchester then you’re buying a big house with a big garden. But if you’re buying a big house around Wadhurst you’re literally buying a country estate – and often for less than the cost of one of those Manchester footballer homes.

The downside to a country estate is that it probably costs the equivalent of a small family home just to run and maintain the ground and property each year.

All the expensive houses in this list are not actually in the town of Wadhurst – you can’t have a country estate in the town 🙂 They are all in the surrounding area of Wadhurst.

1. Frant Place, Wadhurst Road, Frant – £4,400,000

The most expensive house in Wadhurst is £4.4m. For that you get to own a not insignificant amount of England as your country estate has its own private road leading up to the mansion, there’s a small golf course, a large lake, multiple outhouses and cottages, a tennis court, and landscaped gardens. Within the house you’ll find 8 bedrooms, 7 bathrooms, an indoor heated pool, a home cinema and over 10,000 square feet of living space. How big must your family be to make use of such a large property?!

2. Cousley Place, Cousley Wood, Wadhurst – £4,175,000

I don’t have any photos of Cousley Place but it is one of the biggest and most expensive estates in Wadhurst. Here’s a screenshot from Google Maps so you can see just how big it is! The outdoor swimming pool is bigger than my house!

3. Abbey Lea, Bardown Road, Stonegate, Wadhurst – £3,800,000

This country estate comes with acres and acres of land with sweeping views of the High Weald area of natural beauty. The grounds include a landscaped garden and a tennis court – how many tennis courts does your family home have?! Inside you’ll find a country estate home with a very traditional decor and aesthetic. It’s kind of cozy. It’s the kind of aesthetic my Mum would go for if she had aristocratic money.

4. The Lodge, Church Street, Wadhurst – £3,650,000

Can you get any posher than living in a manor house next to the village church? There’s a whole section of society that would be green with envy with whoever lives here. Even though this estate is a close to the village centre as possible, you still get over 5 acres of land, two independent cottages that you can rent out (or put on Airbnb!) to help pay for the tens of thousands of pounds you need to spend on estate upkeep each year. Inside the house you get 7 bedrooms and 6 bathrooms with everything tastefully decorated and much more modern compared to some of the other expensive mansions in this list. Maybe I am a member of that certain section of society that wants to live in a manor house next to the village church?

5. Newington House, Tolhurst Lane, Wallcrouch, Wadhurst – £3,500,000

This mansion in Wadhurst comes with over 8 acres of landscaped grounds which, of course, includes a tennis court – do rich people spend all their days wandering their extensive gardens and playing tennis? The house itself is massive, over 10,000 square feet of living space which includes 10 bedrooms, 7 bathrooms and 6 living rooms. What do you do with 10 bedrooms? Have the entire extended family move in with you? The house has a modern interior so a lot of money has been spent on the decor.

6. Faircrouch, Faircrouch Lane, Wadhurst – £3,200,000

The big selling point to this country estate in Wadhurst isn’t the tennis court, it’s not the landscaped gardens or the acres and acres of grounds, it’s not the outdoor swimming pool, it’s not even the three cottages – all that is par for the course for a country estate. The biggest selling point is the private access to Wadhurst station, an entrance that only you get to use. Inside you’ll find big rooms with modern but luxury decor.

7. Monks Grange, Monks Lane, Wadhurst – £3,000,000

This mansion is slightly different to the others in that it’s a newbuild but done in a way to evoke a period country estate. The decor inside is a fusion of traditional and modern and is done very well. With 6 bedrooms and 6 bathrooms it’s a more manageable family home than the other mansions featured in this list. It does come with an indoor pool but it looks a bit more like the baby pool at your local leisure centre than something you’ll be doing laps in. That said, I think this is my favourite expensive house in Wadhurst.

Is Wadhurst a posh place to live?

So if Wadhurst has been voted the best place to live in the UK, does that mean that it is a posh place to live? Well, yes, it is very posh. It’s in Sussex, the house prices are higher than average, the high street is full of boutique shops and independent stores (the local supermarket is called The Artful Grocers), there are small restaurants and cafes (fancy going to Le Petite France?) everywhere. It even has its own castle. Oh, and it’s also in the High Weald area of natural beauty.

It’s also miles from any population centre. The nearest big town is Royal Tunbridge Wells, which is also a posh town.

Would you choose to move to Wadhurst?

If you like your own space and have a lot of money like the Sunday Times journalists that voted Wadhurst the best place to live, then the small town is probably right up your street. If you want something that’s a bit more exciting, with a bit more going on than the local Maypole dance on May Day, then you might want to look else where.
